Terms of service

Custom and special orders are not refundable.

Every piece we sell is one: built to order for one household, in one size, one species, and one finish, from boards selected for that build. These terms say what that means for you and for us, from the notes box at checkout to the day the truck arrives. Plain words, no surprises.

Effective October 21, 2026

The short version

Six things, plainly

Custom and special orders are not refundable
Every piece we sell is one. Nothing is cut until you confirm the build sheet and pay, and from that moment the order cannot be cancelled, returned, or refunded. The deposit is not refundable either.
The notes box is the contract
What is written in the notes at checkout is what we build. Anything agreed by phone, text, or social media has to be repeated there, or it did not reach the bench.
Changes within 48 hours
You can change an order for 48 hours after placing it. After that, changes are declined, because by then the lumber has usually been selected and cut.
Lead times are estimates
Build time is currently 4–10 weeks from confirmation. It moves with the queue, the kiln, and the finish schedule. We will not promise a date we cannot hold, and a date is never a guarantee.
Wood varies. Our Promise covers defects, not nature
Grain, knots, stain uptake, and seasonal movement differ from board to board. If we built it wrong, we make it right. If the wood is being wood, that is not a defect.
Measure your doors and inspect before you sign
You confirm the piece fits through your home. On a freight delivery, you walk the whole piece and note any damage on the slip before signing, because a clean signed slip ends the carrier's responsibility.

01Who we are and what these terms cover

Signs & Wonders Sawmill & Woodworking is a family-run sawmill and woodshop at 4882 CR 3735, Wolfe City, TX 75496. “We” means the shop and the people who run it, Daniel and Owen. “You” means the person or business ordering from us or using sawwwmill.com.

These terms cover the website, every order placed through it, every quote we give by phone, text, or email, Legacy Projects, and trade work for designers and builders. By placing an order, accepting a quote, or using the site, you agree to them. You must be 18 or older to order.

Three other pages are part of these terms and say more about their subjects: Refund Policy, Shipping & Delivery, and Our Cosmetic Standard. The Privacy Policy says what we do with your information.

02Using the site

The site is here to show you what we build and let you order it. Use it for that. Do not scrape it, run bots against the forms or checkout, try to reach the admin, or send anything unlawful, abusive, or false through it. We may block any connection that does.

We check the site carefully, but photographs, dimensions, prices, and lead times can contain errors, and prices can change. Nothing on the site is a binding offer. Every price and detail is confirmed with you, in person, before a build starts, and if we find an error on the site before then we correct it and tell you. All prices are in United States dollars.

03How an order becomes a build

Four steps, and nothing is charged or cut until the third one.

  • You submit an order on the site. No payment is taken. The order records your piece, size, species, finish, delivery choice, and notes, with the shop’s current prices.
  • We contact you within 24 hours. We go through every detail, write the build sheet, answer questions, price the delivery, and arrange payment.
  • The order is accepted when you confirm the build sheet and we receive payment in full or the deposit. That is the moment a contract exists, and the moment the order becomes a custom order that cannot be refunded. Before it, either of us can walk away without cost.
  • We build it. From confirmation, the piece goes into the queue, and the terms below apply.

We may decline an order before it is accepted, for example when a species is unavailable, a size cannot be built or shipped, or a price on the site was wrong. If we decline, anything you have paid is refunded in full.

04Custom and special orders are not refundable

What counts as a custom or special order. Every piece on this site, because each one is built to your dimensions, species, and finish after you order it. Every piece we quote for you by phone, text, or email. Every Legacy Project. Every trade job built to an approved drawing. Anything ordered in a size, species, or finish we do not keep on the floor. We keep no stock to sell you from, so there is no order that is not a custom or special order.

What that means. Once you confirm the build sheet and pay in full or pay the deposit, the order cannot be cancelled, the piece cannot be returned, and no part of what you paid is refunded. The deposit is not refundable. A longer wait than estimated, a change of plans, a move, or a piece that looks different from a photograph are not grounds for a refund.

Why. Within days of confirmation the boards for your piece are selected, cut, and committed to your dimensions. They cannot go back on the shelf and they cannot be sold to another household. The money you paid has already become your lumber and your shop time.

The only exceptions are the ones written in these terms: we decline the order before it is accepted, we find we cannot build the piece at all, or the piece has a manufacturer defect that Our Promise covers and we cannot put right. In each of those cases we refund what you paid, in full.

The Refund Policy says the same thing in seven points, with what to do if a delivery arrives damaged.

05The build sheet and changes

The notes box at checkout, and the build sheet we confirm with you, are what the shop builds from. Anything discussed by phone, text, email, or social media must be written there. If it is not on the build sheet, it is not part of the order.

Changes. You can change an order within 48 hours of placing it. After that, changes are declined, because by then the lumber has usually been selected and cut. For custom and trade work with shop drawings, the drawing you approve replaces the notes box, and the 48 hours run from your approval.

Measurements are yours. You confirm the dimensions, and you confirm that the piece will fit through your doorways, hallways, and stairwells. Measure the narrowest point on the route before you confirm. A delivery cannot be refused at the door for size.

06Prices, deposits, and payment

  • What starts the build. Payment in full, or a 50% deposit, received after you confirm the build sheet. We arrange the method with you when we call.
  • The balance. Due before the piece is delivered, picked up, or shipped. A piece whose balance is unpaid waits at the shop, and the 14-day pickup window still applies.
  • Deposits are not refundable once the build is confirmed, for the reasons in the section above.
  • Upcharges. Specific stain options, hand-distressing, fully stained chairs, wider tops, and other species are priced before you confirm, never added afterwards.
  • Delivery. Local delivery is $250 within 30 miles of the shop and $4.25 per mile beyond. Freight is quoted after the order and confirmed with the build sheet. Pickup is free.
  • Sales tax is added where Texas law requires it.

07Lead times and rush orders

Build time is currently 4–10 weeks from confirmation. That is an estimate. It moves with the number of orders ahead of yours, with the kiln, and with the finish schedule, and none of those can be hurried past a certain point. We tell you when a date moves, and we will not promise a date we cannot hold. A longer wait is not grounds for a refund. If we find we cannot build the piece at all, everything you paid comes back to you.

Rush orders. Often possible, for a fee between $250 and $750 depending on what it takes to move you up the queue, agreed in writing before we start. Immediate turnaround is not always possible.

08What handcrafted solid wood looks like

Every board is different. Grain, knots, mineral streaks, and how a stain takes vary from board to board and piece to piece. Hand-distressing is unique each time. Solid wood also moves with the seasons, and small gaps between top boards in a heated, air-conditioned house are normal behaviour, not a fault.

The photographs on the site show pieces we have built, not the piece we will build for you. Yours will not match a photograph exactly, and appearance variation is not a defect. Our Cosmetic Standard shows what to expect and is part of these terms.

09Delivery, pickup, and inspection

Three ways a piece gets to you, each with its own responsibilities. The Shipping & Delivery page has the full detail.

Curbside freight, lower 48 states
Yours to handle: Unloading, uncrating, assembly, and somewhere to put the crate. The driver stops at the curb. You inspect the piece and note any damage on the delivery slip before you sign.
Responsibility for the piece passes to you when it is set down at the curb.
Local Texas delivery
Yours to handle: A clear path and a ground-floor spot. We carry it in and set it where you want it on that level. Wall-mounted and hanging pieces are delivered, not installed.
Responsibility passes to you when we set the piece in place.
Pickup at the shop
Yours to handle: A trailer or enough vehicles, straps, and moving blankets, within 14 days of completion. A bare tie-down on a finished top will mark it.
Responsibility passes to you when the piece is loaded onto your vehicle.

Inspect before you sign. Freight moves through several hands. Walk the whole piece while the driver is there, and write any damage on the delivery slip before signing. Photograph it with the truck still in view. A signed clean slip is the carrier’s proof that the piece arrived perfect, and after that there is very little anyone can do. Damage noted on the slip is handled with the carrier, and we help you with the claim.

We cannot store furniture. We contact you before the build starts to check that you are ready to receive the piece. Once production begins, we cannot hold it, and a finished piece must be picked up within 14 days of completion. The shop floor is a working floor, not a warehouse.

10Our Promise

If we built it wrong, we make it right. Our Promise covers manufacturer defects: a joint that fails, a finish that was applied badly, a piece that does not match the confirmed build sheet or the approved drawing. We repair or rebuild the affected part at our cost, whichever puts it right.

Our Promise does not cover:

  • Damage after the piece leaves our hands, including transit damage you did not note on the delivery slip, damage by your own movers, and damage in the home or in storage.
  • Natural wood movement from changes in temperature and humidity.
  • Variation in stain colour, grain, knots, and distressing, which is appearance, not a defect.
  • Wear from use, spills left standing, heat marks, sunlight, and outdoor exposure on a piece not built for outdoors.
  • Wall-mounted or hanging pieces that we delivered and someone else installed.

Our Promise is for the original purchaser. To claim it, call or email us before you do anything else, with photographs, and we will arrange the rest. To the extent Texas law allows, Our Promise is the whole warranty on a piece and replaces any implied warranty, including merchantability and fitness for a particular purpose. Nothing here takes away a right the law gives you that cannot be waived.

11Legacy Projects: your tree

A Legacy Project turns a tree of yours into furniture. Because the material is yours, a few extra things apply.

  • The log is yours, and you have the right to it. You confirm the tree came from your property or that its owner has given it to you.
  • Tell us what you know. Species, size, how long it has been down, and anything that may be inside it: nails, fence wire, hooks, old hardware. Metal inside a log is a danger to the sawyer and the blade, and we need to know about it before the first cut.
  • We look before we cut, and we tell you the truth. Sometimes there is no table in a tree. If rot, cracks, or metal turn up at the saw that nobody could see from outside, we stop and talk with you about what the log can still become. What happens to the work done so far is agreed in writing before the first cut.
  • Every last piece comes home with you. Offcuts remain yours, and nothing goes on the burn pile unless you tell us to put it there.
  • Everything else in these terms applies, including the build sheet, deposits, lead times, Our Promise, and no refunds once the project is confirmed. We share a Legacy Project’s story and photographs on the site only with your okay.

12Designers and builders

Trade work runs on the terms above with these differences, and anything we agree in writing for a specific job comes first.

  • Buy at trade pricing and bill your client yourself, or send the client to us and take a commission on the finished build. Your client pays the same either way, and we quote your terms when we talk.
  • Half is due at approved drawings and the balance before delivery. On commission jobs, your payment goes out when the piece ships.
  • The approved shop drawing is the contract for the piece. If it does not match the drawing, we make it right at our cost.
  • No stamps, tags, or marketing inserts in the delivery unless you ask for them.
  • We do not sell or share your client list. Ever.

13Reviews, photos, and what you send us

Reviews, photographs, drawings, and messages you send stay yours. By sending them you give us permission to use them to build your piece, and, once we have checked with you, to show a review or a photograph on the site and our social pages with the name and town you gave us. You confirm you have the right to send what you send. Ask at any time and we take a review or a photograph down.

14Our photos, drawings, and name

The words, photographs, and designs on this site, and the shop drawings we prepare, belong to Signs & Wonders. Share a page link freely. Do not copy our photographs or drawings to sell, advertise, or build from without written permission. Shop drawings are prepared for your build only. The Signs & Wonders name and mark are ours.

15What we are responsible for

We are responsible for building what the build sheet says, to Our Cosmetic Standard, and for honouring Our Promise. To the extent Texas law allows, that is the limit of it:

  • Our total liability for any order is the amount you paid for it.
  • We are not liable for indirect or consequential losses such as lost time, lost business, or the cost of a replacement bought elsewhere.
  • We are not liable for damage caused by freight carriers, your movers, or anyone else once the piece has left our hands, though we will help you with a carrier claim.
  • We are not liable for damage to floors, walls, or doorways during a delivery route you chose and measured.

Nothing in these terms limits liability that the law does not allow us to limit, including for our own gross negligence or for personal injury caused by our negligence.

16Disagreements and Texas law

If something has gone wrong, call us before you do anything else. Most problems are fixed in one conversation, and we would rather hear about it from you than from a review. If we cannot agree within 30 days of your first call or email, either of us may go to court.

These terms, and every order under them, are governed by the laws of the State of Texas. Any claim is brought in the state or federal courts serving Hunt County, Texas, and both of us agree to those courts. If one part of these terms is found unenforceable, the rest still applies.

17Changes to these terms

When we change these terms, we change this page and the effective date at the top. An order is governed by the terms in force on the day it was confirmed, so a later change never reaches back to a build already under way.
